Bad snow (no snow or less snow than normal) = less bookings and lower rates due to decreased ski demand. 

Build out time is normal six months to a year.

Normally these homes start out as large single family or maybe even duplex.  

First off, being nervous in this situation is normal, but I have found that the more direct and transparent you can be, the easier the situation gets.  

But when we compare this year's figures to 2019 (the last normal tourism year pre-COVID), we see continued growth. 

there are 3 or 4 companies that sell how to programs normally about 2k to 3k.. this will give you the basics.. or you can try to find a used set of books tapes on E bay for 50 bucks or so.

I did attempt very hard to work with normal lenders.

I don't know any brand new STRs that hit the normalized numbers for the cabin size in year 1.  

With inflation normalizing, the Fed is simply returning rates to a neutral level and they are guessing at the pace of cuts to get there (just like they guessed (wrongly) when keeping rates too low).

Eventually, they moved forward without issues...but it’s a gamble.
