So once you buy it, should the tenant be uncooperative,  consult a NH real estate attorney specializing in landlord/tenant.The numbers don't look good if it were a straight investment, but as a starting point and a place to live inexpensively,  it will likely work.

@Shaun Ng I was told by our future CPA that if you’re filing joint returns then you can take the losses on the real estates not matter who owns title so long as one of you is a RE professional.

I did that with one of our properties and it had a certain satisfaction for sure (although my goals and yours are quite different)Going all electric IMHO is not as 'Green' as going with NG, Here is an article from your side that supports that.https://www.greenbuildingadvis...So I would say, don't just run with the 'cool' opinion de jour, actually do the research and get it right.
