The only time you would see a fee related to maintenance would be a project management fee if multiple trades are required during a property turn.

I had never heard of such a thing.. and most private flippers dont know it either So like on our subdivisions whatever LLC we own it in that LLC also has to have a developers license .. so If you have multple subdivision going in multiple LLC you need multiple developers licenses.. where this can stymie some folks NOT EVERYONE can qualify for a Bond.

I generally prefer higher since I don’t plan on putting in small claims, it’s basically just for catastrophic loses and the savings in premiums over multpiple properties for multiple years should balance that out if I have ever have to use the insurance.

If multiple people chose another house for the same reason or avoided yours for the same reason, maybe you can pivot a little to prevent that issue being a factor for future prospective renters.

A few years ago one of the investors who had multiple properties in Manhatan Beach CA, then Phoenix AZ, who has been doing it for 30-40 years told me: " A property does not really cash flow till its paid off"Honestly, I am looking at my properties, and half of my properties cash flow anywhere from 800-1k, but the remaining dont cash flow at all..Honestly, I cant say that even those that do cash flow 800-1k per month do not really make a big impact because a tenant moves out, I have to clean/fix, etc.

Not awful, just not what I was expecting.I would also say that with 1 property I would probably not use a PMS but it is definitely helpful when you have multiple properties.
