So I'm thinking that now may be a good time to monetize my gains by selling to an owner occupant, as they would be willing to pay more than most investors.I've done one FSBO before and got what I wanted for it, but that was 8 years ago. 

Accurately pulling comps, being respected by lenders, having a leg up with sellers on legitimacy, being able to monetize the leads that want top dollar, and pulling lists I mentioned on your other thread @Henry Montgomery III .

However, many don't invest sufficient time, money and effort to have the base knowledge to recognize and monetize the opportunities they stumble upon.
