What you did describe is evidence of there being a housing affordability issue but just price escalation does not by itself imply that there is a bubble.This being said, the monetary policy in Canada may either trigger or defuse a bubble.

This sounds good, however with an understanding of the operational realities of our monetary system it shows that economic growth must be driven by household sector debt which is still tepid as folks either can't get credit or don't want it.I will pick up a good deal if it comes my way but I will be focusing on solidifying my base for the next 12 - 14 months ready to spring into action from there.

@Manon Sheiman, if I added recapture tax, then I'd also have to add in the benefits of depreciation, and not only the strict monetary value of depreciating an asset, but also factor in the time-value of money.
