Most of the alts on our platform (self storage, MF, student housing, oil & gas mineral rights), pay about 10-15% cash flow annualized, paid monthly, with about 10-19% IRRs at the end of the 2-6 year hold periods.

Nice house out in the country sitting on 2 acres with mineral rights.

But, if you look at the property's entire risk/reward ratio, that investor just gave up a large chunk of the reward while keeping all the risk.That said, it may STILL be better than the alternative for that investor (doing nothing, paying off student loans, heck... buying more shoes).It reminds me of the story of Levi Strauss - in a sea of starry-eyed newly arriving miners, the guy who gets rich with the least risk is the one selling all those folks their jeans.

There are also established companies that are miners like Bitdeer.

Gatorade mix is great because of the additional minerals it provides.

Buying land for mineral rights is another world.

Putting in a cheap filter on the supply lines to cut down on scale and mineral deposits on them.  

Right now it all open source, but it seems a private entity would need to get behind it to make it work for real estate.The bitcoin design makes it intentionally harder and harder to mine as time goes on, so the incentive to keep the miners around (and processing transactions) is a transaction fee.
