 - Rent: $1550 per month- Vacancy: 5% -Capex 6.5%-Repairs 3%- Water and Sewer and electric and trash and HOA: $0- Insurance: $90 a month- Property management: $155 per month- Property tax: $375 a monthThis leaves me at $166 cash flow per month , $1992 per year.

  $180 is about 30 lbs of meat , it could be accurate but that is a renters insurance issue.

On top of that they are relatively easy to sell, where something like a multi family has a smaller buyer pool.So back to the details..Purchasing my first condo with $30k cash, then another $10k, puts me at $40k total investment, I rent out for $800 a month, after all my costs I'm looking at $450 cash flow per month.

When I called back with final negotiated numbers and had it under contract, they said my score came back 725 (middle of the 3 scores) and they now want to add $2000 in closing fees to get me at 5.75 OR they may be able to do the loan with 30% down but they would have to look into it.
