I renovated the home while 3 of my friends lived with me and paid my mortgage.

I live in Buffalo NY and have not seen much going on at this location.

Our goal has always been to bring in enough cash flow to cover ALL of our living expenses. 

Most lenders will add back in depreciation and around 1/2 of your milage expenses.

When I tried to get it when my side of the family found out and tried ti take over reverser mortgage payments to bank because she had died it was to late so they sold the house to Hud and then other reverse mortgage companies but a relative still lives there so they can't kick them out.

A couple of years ago, I worked with an investor who never updated the contact information for the loan and the Bank call the seller (ex-wife), that day she was mad at her ex-husband and told the bank her ex allowed someone to steal their property from them and they got no money, she was kicked out of her house and there were strange people living there.This could all have been avoided if the investor did this process correct.Get educated, also I do not know your attorney but not many attorneys have the knowledge to do this process correctly.
