. $20,000 profit after realtor commission.

. $3000 profit, minus about $2300 in mortgage, property taxes and insurance leaves about $700 cashflow, when I move out.

If you have a “good tenant” bend over backwards to create the 5 year no hassle highly profitable relationship I spoke about.

Maybe that is gross profit when you sell it, but what about the cost to build it?  

Pure profit.  

Without a firm base and working familiarity with these three areas the investor will not have the knowledge to analyze, negotiate and close advantageous real estate transactions. 2- Experience - the first few deals are likely to be smaller, harder, with more “surprises” and not as profitable as the investor imagined.

That said, when there are profits for both sides of the equation (borrowers & lenders), private investors/hard money lenders are more inclined to favor the project.
