I would send notice rescinding both the offer to discount the price(Could be interpreted as an option ) and the 3 month extension of the lease(It is not valid until signed by the tenant and delivered back to you).

The general interpretation is that an IRA and a disqualified party may joint venture under the conditions that: Both parties enter into the transaction jointly (not one buying interest from the other).

Sometimes it's limited by the SPD, other times you can invest in ANY thing the brokerage offers (their interpretation of "self-directed).A true self-directed account is held with a custodian who invests the funds in the account as YOU direct (hence, "self-directed") and investment are options are only limited to "any investment which is not a prohibited transaction".

I think many, perhaps most, landlords start out with annual leases either because they feel it creates more stability or, more frequently here, the lender interprets an annual lease as being more stable.In reality, when a tenant decides to leave, a tenant is going to leave.
