This can be less I just use this as a conservative estimate because the math is easy.   

Just for example, if you buy a single family home to flip at $300k and your rehab budget is $70k (which isn’t a ton - very easy to hit that amount) your ARV is definitely going to need to be above $500k to make any profit/make it worth doing at all.  

I proved to them lending me their money was an easy way for them to profit themselves.

It is very easy to get a DSCR loan as a first time buyer.

You need the right solution for your day to day operations.Your need is to make the management side easy, so that you can analysis your accounting, business and management all with only one entry.

I am researching if these would be good to hold and rent if we do end up with them or just do some easy rehab and flip them.

However, its downfall (and really what makes it so easy) is that it is a single-entry system. 

It’s easy access to the other neighborhoods   Lots of potential development space for bars and restaurants   Lake effect brewing is dumping money into a brew pub.  

I know this will be a trial and error for myself but if it was easy everyone would be doing it right.

It is easy to spend thousands of dollars in marketing and have nothing to show for it.
