Let's just get the property furnished, a hot tub installed, and start making some money!  

This year we've used 1 of our furnished rentals for my wife's clients who travel into town for weekend intensives.

I learned how to handle minor house projects while husband was working, saved tons off hiring people for minor but labor intensive projects like painting, window screening, changing locks, etc.

Also if you correctly read the laws in most of the states in the US and the federal statutes, creating systems as the one you are promoting would land you in the hot seat.

@Jon Rosburg, I'm an agent for the STS, and it's true, we do have a lot of clients assigned to us individually, but not all of them are looking in each market at the same level or with the same focus/intensity. 

Utility bills can increase significantly if guests stay for months during hot summers or cold winters.

In these instances, you'd have to check things like flooring, plumbing for leaks, roof for leaks, hot water heater, and heating and air conditioning units.

Even with lot rent, the affordability of lot rent plus the home rental makes mobile home rentals a hot commodity.

if they are not cutting it as agents they certainly wont as wholesalers.. wholesaling is so much tougher and capital intensive.. wipe out rate for agents is what 70 to 80%  and wipe out rate for wholesalers is about 95%..
