It is very surprising - I took my Texas real estate licence exam last year and the course instructor made it very clear (multiple times) that security deposit are required to be kept in a separate account so I assumed it was the law!

Of course the content is dry and can be boring but he gained a lot from networking with class mates and instructors and I kind of wish I would have done it that way. 

A real estate instructor and investor told me that you need to show the seller comps that are sold in the area, and have them initial on each.
