All depends on how much hassle and cost you're willing to endure, because all of them require you being disciplined and following formalities.

But you have to endure the nightmare of those sessions.

Everyone was happy and I didn't have to endure evection hassles or lawyer fees.

Another interesting one relevant to Texas and our wild weather: If any property damage occurs due to a tenant leaving a window open during inclement weather (rain, hail, tornadoes, etc), the tenant must pay to repair the damages. 

That's the grind most people are not willing to endure.

Those people didn't "leave" their spouses in the colloquial use of the term; they endured some temporary separation so that one of the two could leapfrog to a better location and get set up while minimizing the risks of having to support two (or more, if kids or parents) individuals simultaneously without work.

We then endured years of a family member referring to us as "shady slumlords, with a strong penchant for tax avoidance".Recently that same relative asked for a sit down to question us about our investment strategies.

Folks out east will walk further than folks out west - everyone walks less in inclement weather, hot, cold, rainy, etc...  

Lincoln at Gettysburg, he said, among other things, a nation so conceived and dedicated, will it long endure.

Reading about some of the losses that many of you have endured is the only reason I felt inclined to post.
