I think you could make a shared bath and take out one bath if you wanted to. 

I would just make sure you're saving for reserves and expect that first year to be really about learning the house.

@Malcolm Brown it is great that you are thinking of the money to fund the deals you are going to get started with but understanding what a deal is, I think, should be the starting point. 

An example of this would be mixing your personal money and LLC money in the same bank account.3.
