In San Diego at the current rates for a purchase loan (which has better rates than an ADU additions) at high LTV, I show 1% does not cash flow on a sustained basis.

I also highly recommend being represented as a buyer. 

I'd strongly recommend against a single family home and only target properties with at least 2 units otherwise it'll be difficult to cashflow in this high interest rate environment unless you plan on using a large amount of liquidity in the purchase.

Look at quality properties (not something that is cheap and looks good on paper). 

Rates are too high.

Look at what high interest credit cards you can get rid of, pay down, or move to zero interest promotion cards for say 15 months etc.

We have a reasonably high income from our W-2’s and rents with annual income in the $250k+/year depending on bonuses & OT worked and is usually closer to $300k.

Looking for a turn around scanrio is an ego pleaser, makes for a great story if it works, but high risk it will never pan out the way you thought.
