I cant tell you how many times i didnt get a deal because someone offered cash etc and sometimes i cant believe how much it sold for and how someone is making money off of it.As with always, practice and experience will take away the fear.Keep putting yourself out there, good will come from it

Keep the roles / lines clear because if there is an issue later you don't want it clouded by your tenant paying for part of the floor or installing it.A good relationship with tenants is great, but too many times a small disagreement can ruin all the goodwill you try to build.

That might not be as much of a thing now due to COVID but if it still exists at all for an office, it’s probably still a job agents don’t like to do, which means it earns you some goodwill of you’re willing to do it.

As far as breaking out the business, the goodwill, etc., that is often done on a separate property evaluation where those items are separated from the real estate value for the calculation of property taxes.

I am not saying you can't get in Bloomfield, but house hacking in Bloomfield right now is $450k minimum and for newer investors most of the deals that you think will look good will require too much rehab or be hiding a skeleton.
