The Mo Dept of RE may look at the number of deals, frequency, amounts earned, intent and circumstances of transaction to determine ig you're in the business of RE, just as most states will.

The second thing I learned mostly when marketing to NOD's was people become more motivated the closer the sale date gets.Thinking out loud, since this is a group I well go back to at some point, I wonder if longer times between mailings at first then increase the frequency as the sale date gets closer?

I believe those people who currently run their own groups could benefit (if they cared to hear what investors really want), as could anyone who might be interested in just setting up some kind of local group of their own.I hope people continue to drop by this discussion to share more details about things like club format (what's good and bad), club meeting frequency, agenda, and so on.This thread could really benefit a LOT of people, but we need more folks chiming in with their thoughts.If you've taken the time to read this discussion, please do leave some feedback.I started this thread because I think things need to change at real estate clubs, and hoped we could stimulate ways to do that.

But in the appeal section it seems like it would but I doubt they will let this one slip during my appeal process.In additional, not anywhere in the document would I find that the HOA have restriction or rules on the frequency of access to the slope or the term "active maintenance" and it seems like all the letter was based on their interpretation only subject to comments or it's highly opinionated with my neighbor inputs.
