Hi Despite the 50 basis point drop from the fed earlier this week, I noticed a few lenders mentioned the rental property rates went up because of the uncertainty with the corona virus and the stock market.

Unfortunately, they are extended at the moment with their commercial tenants asking for rent extensions given the current virus situation, a couple single family properties soon to be vacant due to tenants moving out of state, and their recent purchase and rehab of another property that they fully funded.

Your current tenants should not have any objections to do so, since this way there would be no people would be passing through the property, and no possible exposure to the virus.

Keep in mind that in order to take a distribution under the CARES Act you must have been impacted by the virus in one of the enumerated ways.If so, you can take a penalty-free distribution (as well as waive the 20% withholding requirement) from your 401k (assuming that the employer allows it) anytime between 1/1/2020 and 12/31/2020.

With the virus, we scheduled a minimum of an hour between showings and it took a lot more time than usual to obtain a qualified tenant.

I'm located in Northern NJ, just outside of NYC where both property values and property taxes are ridiculous so in looking to acquire my 1st property was leaning toward a BRRRR House hack situation of ideally a 4-unit; however, SFR is slightly easier to find better deals (not much better just a bit more affordable) in this area; however, with COVID hitting the area HARD (Hudson/Bergen Counties); will the idea of living with strangers in a SFR still be viable or will this virus make the masses lean towards wanting their own space that much more?
