It is easy to provide well-intended 'bad' advice.My questions to you would be... 1.

Used PSI last year, they did a bad job, the snow wasn't even bad last year and with several attempts asking them to do better within the terms of the contract, they still sucked.

He may not understand the details enough to tell you if it's good/bad real estate.2) If your sales guy understands comm property and accounting - BONUS POINTS. 

Most who opt for section 8 are purchasing in the lowest barrier neighborhoods where section 8 is the best of bad options.

Canton is not quite as bad, although they have increased annual fees and initial inspection requirements in the past few years that Akron never put in place.
