Most Hard Money lenders may also require you to have the investment property under contract, in order for them to feel confident you won't try to sue them and you can pay them off either by selling or refinancing  the property you are using the cash out proceeds for.

So, Realtors, how/what do you do to prepare for an Appraiser when you feel that the house is at the top end of pricing, yet you got a full price offer?

There's no way you should be able to feel the metal bars of the frame through the cushions when seated, no matter what. 

They feel like they own your property.
