The only compensating factor would be an equal or greater increase in rents which I do not see happening with the explosion in new multi-family supply.That being said, if you have a good spread on your cash flow, it is still a good investment for the long-term.Cheers

The property had a 10th unit (actually a duplex) on it that was destroyed in a gas explosion in January 2013.

There is a massive explosions of developers all around this area putting up new condos/commercial buildings.4 - Central City Mall, this is just an added bonus.

At my other single-family properties, I require them to at least:-Provide limits of liability to third parties in an amount not less than $100,000 per occurrence-Provide coverage for bodily injury within the Premises and damages to the Premises for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sump, and/or water damage-Pet liability coverage for bodily injury or property damage with all pets & breeds listed on the insurance policy-Tenant to ensure that the Rental Policy identifies the Tenant as the primary insured and Landlord as an additional insured. 1.

@Alex Clift check out Port Richmond in the river wards section of the city- the area is beginning to boom me you can still get a good value- it's quickly becoming the most desirable section of the city due to the explosion that's been happening in neighboring Fishtown

San Antonio has not had steady growth over the last few years, it has had explosive growth in pricing and so has most of the country.
