The only compensating factor would be an equal or greater increase in rents which I do not see happening with the explosion in new multi-family supply.That being said, if you have a good spread on your cash flow, it is still a good investment for the long-term.Cheers

At my other single-family properties, I require them to at least:-Provide limits of liability to third parties in an amount not less than $100,000 per occurrence-Provide coverage for bodily injury within the Premises and damages to the Premises for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sump, and/or water damage-Pet liability coverage for bodily injury or property damage with all pets & breeds listed on the insurance policy-Tenant to ensure that the Rental Policy identifies the Tenant as the primary insured and Landlord as an additional insured. 1.

@Alex Clift check out Port Richmond in the river wards section of the city- the area is beginning to boom me you can still get a good value- it's quickly becoming the most desirable section of the city due to the explosion that's been happening in neighboring Fishtown
