Rent By the Room Renters Insurance

Hi BP community,

I have a 4bd / 3ba home that I rent by the room. I previously house hacked it and rented out the other rooms, but recently moved out.

Now that I’m not living there, I am requiring my tenants to get renters insurance (which I realize I should have done previously anyway).

At my other single-family properties, I require them to at least:

-Provide limits of liability to third parties in an amount not less than $100,000 per occurrence

-Provide coverage for bodily injury within the Premises and damages to the Premises for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sump, and/or water damage

-Pet liability coverage for bodily injury or property damage with all pets & breeds listed on the insurance policy

-Tenant to ensure that the Rental Policy identifies the Tenant as the primary insured and Landlord as an additional insured.

1. I’d love advice on what other coverages should be required when it comes to several unrelated persons living in the same house

2. I originally planned on having each of them have a separate policy, but one of them asked if they can just go in on a renters policy together. What do you think?
