If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

It is harder to sell on the back end, but I do feel like it is easier to negotiate nowadays.

Lemme get this straight: you want to sell a subject to as part of a subject to.unless your buyer is doing a targeted satisfaction of the primary loan, I don’t see this working at all.

I analyze intensely the ARV price points in my target markets for at least 9 months before I buy.

The OP made this math easier for me, since he let us know that he is clearing $2300 a month after all his fees, so that means the only cost he isn't including in that $2300 would be his principal and interest. 

My problem is that I have been looking in my hometown because I thought I wanted my first property to be close by to make it easier at first, but I am thinking I need to look in other markets.
