Are you looking to just put the money to work or looking to be personally involved in getting, rehabbing, and dispo of deals?

I personally would only reno to add additional living space and leave the rest as is.

@Grant Shipman Great stuff, I'm a big fan of co-living/rent by room strategy, and I do it here locally in Denver metro, and it is the best strategy in today's market for any house hacker to live for free or make money while living there, but they have to sacrifice personal space.

Personally we recently sold one of our properties with the sole purpose of paying off a loan of ours.

I personally used Jon McGraw in the past and he is extremely knowledgeable in the field. 

Would a HELOC or home equity loan on my personal home be a good idea to fund this?  

Melanie, as much as I understand where you're at with this, I would have to disagree based on personal experience.

Over the years, with personal investment alongside investments from family and friends, I’ve been able to build a small portfolio of apartment buildings with a focus on cash flow through strong operations.

I personally would fix the 3 windows and maybe consider cutting the rent a little more to gather more interest. 

Personally, I would keep the property but I don't know your situation and if you could better use the money elsewhere.
