I think there is less compliance issues, with a house the city is always sending you bs letters that you have to comply with. or a pipe bursting or someone falling in the parking. the hoa takes care of all these and takes these risks for you.I get the asteroid thing, just because there are drunk drivers out there you can't sit at home and be afraid to drive, I get all that, but these nasty lawyers will gladly gladly gladly destroy your life over the silliest thing.

I have saved many fall out deals from reputable lenders that I use on a day to day basis, It's just the client is not very familiar with the lender's process/ guidelines and/or the rep was being very unethical (bait and switch.. etc..).

You don't want to get stuck with negative cash-flow because you can't find another care facility tenant to rent it.Also, probably want to check with your insurance provider and see if all those tenants who are likely to fall and break a hip are going to be an issue for them, and look into the legality of what happens in the care facility owner dies and you're stuck with 5-8 tenants in the home with no one to care for them and no living descendants.
