At the time, it never occurred to me that if you want to swindle people it is difficult and expensive to take legal action against a company that is incorporated in a different state than where they do business.

Hi there, If you live in another state it would be very difficult to show that you materially participate, as you need at least 500 hours, considering the IRS sees where your home state is and where the rentals are, it may raise red flags for the IRS if you try to claim that... as a tax accountant and investor myself, even without actually speaking in person, I do not know I feel comfortable suggesting you show material participation

If you use different sources it will be difficult to calibrate the different scores, but think of it as a percentage of the max available score.This particular score seems to be based on an applicant's credit history, including payment history, credit utilization, and credit availability.

I would look for a bunch of Sub To Deals with 2-3% interest rates ...... then rent out for cash flow and huge equity build up when rates are really low (check out amortization schedules and compare 2-3% vs 6-7% with the same balance and length of time - check out the principal portion each month - the lower the rate the higher amount goes to principal PLUS better cash flow).
