I am an active real estate broker and general contractor here in Memphis and this is a great market for RE investing!

Could anyone share advice or insights on the market here?

In general I have unfortunately never gotten much return on any social media marketing. 

Similar properties with both sides rented have sold in the past three months for about $500K, but I think the local market has probably softened somewhat.

One of our borrowers who successfully flips on the South Side (Dobson, Park Forest, etc.) is capitalizing on the abundance of discounted rehab properties (on market and off market via wholesalers and the such), which is a key strategy given rising rates. 

Identify a market and type of REI I want to invest in. 

The markets investors like you want to live in and invest in are often two totally different places, so don't limit yourself yo a single plan. 

Given the location and how the town has been developing it seems like a good investment opportunity for rentals.

It doesn't sound like you visited the market, the PM, or the seller in these markets.

Have you all invested in other markets already or is this the first?
