Hey BiggerPockets fam, I'm very new to wholesaling and have been looking for deals in the Tennessee market virtually.I may have found my first deal to put under contract.The numbers are good with room for a more than enough rehab budget and was wondering how I would find a cash buyer in an instance where I have no boots on the ground.I know this question may have been asked a million times already but I would love to learn all different perspectives on the process.Thank you

Nothing beats local knowledge though & speaking with boots on the ground. 

Another criterion that I did not put in my original response was that we had to establish boots-on-the-ground partners in the market.

I agree, but I have boots on the ground there (family) and that's where I grew up.

So it really doesn't matter where your PM is as long as they know the market well and have reliable boots on the ground that can get the job done. 

About classes Detroit is a street by street city not necessarily by class you have class B and a block away is a war zone so you do need boots on the ground for sure DM me or Travis and I give you some guidance but going solo is a little difficult partnering up would be a little easier and less risk but again up to you. 

That being said, most of our clients never come to town and rely on our team to be "boots on the ground."

They will be the boots and eyes so eventually will require more return.If you are both newbs, this is a disaster waiting to happen, to pool money on something neither of you know how to do.What are you planning to do with 100k?

If anyone could provide some insight into where the best areas and zip codes to invest would be and also any referrals to boots on the ground would be amazing!

Just have to establish good boots on the ground.
