I simply didn’t understand why you all continued to reach out to me after having already told me to pound sand!

The last wood deck I did we had some paint that had little pieces of sand in it to prevent tenants from slipping on the stairs and deck.

I know I am taking away from the well here but I promise to fill it back up but can I please get a template of an owner finance contract/s and also a subject-to contract/s?

We were big fans of 1/1's and 2/1's even before getting into the MTR space.

this is extremely common late BK or reinstatement. happens all the time in court house steps deals to all of us that play in that sand box.

My line in the sand is 2 years,...3 at the most. 

I once got to 198 in my 30's and that was too difficult to maintain with my body type.  

Depending on when it was installed, it could have a stabilizing frame or could actually have sand holding it in place.
