@Steven MendiolaSo Colorado just passed a law this year taking the local limits cities were placing on people related to the number of unrelated people living together so no need to worry about that issue.

I am currently in Illinois however I can see myself moving to Colorado within the next few years.

To non renew a lease in Colorado you have to give them 30 days to move out.

I bought it in cash since it seems most banks don't work with Co-Ops.

I have been looking at duplexes in the tampa area (strictly for investment, I live in Colorado), I don't think small unit multifamily will slow down by any means in the Florida area. 

I was wondering if there was anyone out there that uses co-signers on their loans.
