Keep in mind that any initial rehab costs are on you until you get your first draw.If you can get work done quickly, some lenders I’ve worked with can inspect the property the next day and wire funds the same or the following day.

You identify the problem (lack of deposit) during your inspection phase, then hit them with an objection that requires them to pay you a deposit at closing.

Lots of fakes out there so be careful.And its not so much they will steal up front money from you.. but you waste time and money finding a place thinking they are going to fund you put up non refundable EM spend money on inspections only to have your deal die because you got with someone who cant fund or never could fund.

I also think you can get 6.5% interest these days so that should be closer 30k a year for P&I.I just don't see how you can lose money like that if your gross rents are 100k on a 500k purchase price and you're putting down 20%.

If you do all that and their inspection on their purchase come out okay, you will not have a problem.
