A lot more cash flow for little headache (YMMV) but I think just vetting chill people (through conversation, you can get an overall good sense)One thing I did a while back was rent a 3 bedroom for $3200 for just me and a friend.

This is big in lower cost markets where people think they can simply go in, buy the cheapest (or close to it) house, place a section 8 tenant, and chill.

Hopefully they'll just get used to it and chill out.
