If there's a lot, they're probably under priced, and conversely, if there's not a lot, it's probably over priced.

I would consider taking over a turnkey property there but wouldn't advise investing in a conversion unless you're going super luxury or simply want to enjoy the area yourself frequently.

Simple simple stuff nowadays, average handy person can do a conversion at home to rig it up. 

Question is if we have a conversation with each tenant about what they feel is a fair rent and one says $1375 and the other says $1400, and $1400 is our target - should we accept separate rent amounts?
