not sure if your staying in WA with no state income tax.. but a lot of the folks i know that are high net worth invest in tax free muni bonds  AAA rated.. rates have been low but they are rising.. might be worth talking to your broker about.I would diversify.. and NOTES  would be a nice way to go for cash flow as well just get with a great HML there in seattle and let them place your loans for you.. lower your rate so you can cream the borrowers... if the local HML are at say 2 and 12 put your money our for 9 but be ultra picky.. risk of loss remote.. hassle factor none .. fun in looking at potential loans off the charts.. and return great.. the thing about pooled investments is just that your one of many if they go TU you stand a very good chance of principal loss... so if U went that route sponsor is CRITICAL and I would limit your investment with them to no more than 10% of your portfolio.. at that point principal protection is utmost not necessarily return...

You won't have a tripod, off camera flash, or post processing.DSLR will offer more flexibility, and precision, but quality will be hardly noticeable especially as screen size decreases (cell phones/laptops).

Not only is the liability issue off the chart risk wise do to the fact that tenants are extreamly irresponsible they will also never maintain a pool.Remove the pool or do not rent the property.

Each property has a class code, or more precisely a subcode, corresponding to a property in the Schedule E.I use the "class" and "subclass" function where "class" is for "state" and subclass is for property.

My second event i went on Craigslist to find an ad came across an ad saying Become a real estate investor earn while you learn, thought i give it a shot this guy was telling me about Renatus and great mentors they had he invited me to a meeting in south jersey on a Thursday night to watch a guy name scott rowe who has made millions of dollars off real estate education, before i went i had to research what renatus was and who these people the guy was telling me about needless to say i was skeptical about rowe and this guy name brian meara they said he does shortsales and i ask the guy who invited me what shortsale was and he said the host will tell me, sounded like he didnt know what it was either, for the most part all he said was that this was an opportunity of a life time, wasn't sold on that either so i sat there for about an hour and 20 minutes listening to scott say he was from Chicago show me picture of  his community a pie chart how to get into renatus how to pay for very expensive education how to get the money blah blah blah caught in quick that this was an mlm meetup.
