One of my other favorite podcast is called Art of Charm.

After the inspection, the sellers made approximately ~$8k to $9k in repairs which virtually encompassed any major repairs that needed to be made which should reduce my maintenance costs.

I know the rules can vary greatly by state to state and I intend to add certain provisions to be reviewed by an attorney but I am curious to see what a good agreement for both a seller and an end buyer encompasses.

I will be as descriptive as possible for this loaded question...First and foremost, I am obviously new to wholesaling and all that it encompasses, especially when it's time to put a house under contract...So, I'm about two weeks into wholesaling, and within my first week I received a call from a guy who wants to get rid of his house.

The other side of that coin is that if you always tell the truth you have far less that you have to remember.How charming can you be??   

Hey Rob,Congrats on PCSing to the Navel Academy, Annapolis is a great place to live and down town Annapolis has allot of charm.  

It is (charmingly) known as 'unrecaptured section 1250 gain', and it gets taxed at 25%.Your description of the seller financing 90% of the deal sounds like an installment sale.

Those houses are 100+ years old and many of them have "charming" imperfections.  

Pm me for actual numbers and even links if you like.You are right, though, you are seldom going to find a quad in an ideal, dream home, stepford wives type subdivision of white picket fences and Norman  Rockwell charm...The quad on quad street is no one's dream home, but if you have a good product at the right price, you may get dozens of calls ( I have logged a hundred in the peak season) for that clean but affordable humdrum unit on quad street.
