I back burnered it because the ARV is 185k, it needs 30k in repairs with an asking price of 110k.

Anyway like I said just feeling frustrated that real estate has to go on the back burner.  

Getting the $37,000 back would probably take a year, putting our RE investing on the back burner once again. 

That's like saying "Oh by the way, don't use the 4th burner on the stove or the house will catch on fire."

Here are the reasons I still think it may have merit, and may just be on the back burner until I have a couple stable cash flow properties, at which I can reassess (great point on this, by the way, Avi!).

I have had it on the back burner and haven't done anything with it, its just sitting there collecting dust. 

What happens if the deal goes upside down, what if he stops showing up, what if you stop paying, what if he has other work and puts yours on the back burner because he can't get fired?
