Conversely, applying a reflective layer below the roof truss space will help keep the conditioned space of the building cooler in the summer, but may have little (or even an adverse) impact on the temperature of the roof deck itself.

Since bing under contract we had an inspection that went really well and some minor things will be fixed before closing like painting some exterior and redoing a ground level entry deck. 

I've got a couple that have reasonably minor problems with them:1 has a broken fan blade. 

After the property is available to rent, i.e. in between tenants or during occupancy a lot of those expenses can get their own safe harbors, not necessarily the deck minimus safe harbor.When the building could be moved into is when it's available for rent.

THEN had to pay the city to come out and reinspect whereby he noted the deck panels were not secured.
