Areas like Williamsburg have small multi-family properties trading at a premium when compared to Bushwick, Bed Stuy, Ridgewood, and surrounding neighborhoods.

If stuff is selling for the same price 3 and 4 beds then keep it the same...

They can usually get 2 bed in each room and can also convert shared living spaces into "rooms" as well. 

We finished the unfinished basement which added an addition bedroom and bathroom to the overall bed and bath count of the house.
