Just like the new construction I build ... if there is a warranty claim year one.. its not me who warrants it its the sub who did the work.. lest they never get a job from me again.I know of One company in Utah a turn key company working in Indy and KC that had this elaborate guarantees.. they allowed Annuity salesmen to bring them clients at the cost of 10% per deal.. and a 24 month worry free guarnetee well the company is now in major litigation and I suspect pending criminal charges.. the reality is you cannot as a rental property provider regardless of turn key or otherwise guarantee someone's out come you will do what happened to these dudes flame out and risk potential disaster
