As they say, you never forget your first :) I'm happy to announce we have closed on our first property and I wanted to post the details of the deal to 1) spread the success back into the community that helped us to achieve our goal and 2) get some feedbackAfter many weeks of analyzing property in our local market (Bay Area), we quickly became discouraged with the bloated cost of properties out here in CA.

So far, only seeing startup crowdfunding portals announcing they are supporting title III (flood of emails today).Even some portals saying they won't do title III cause it creates "adverse selection", arguing companies would only raise under this offering type as a "last resort" as there are other cheaper ways to raise money.

lolAs an example, the federal banking regulators, including the OCC, last issued a big written warning about CRE concentrations in December 12, 2006, when the most commonly referred-to guidance regarding CRE concentrations was written:https://www.fdic.gov/news/news/financial/2006/fil0...By then, it was too late to turn back...The only reason I would know that this announcement is not even MORE later than it should be, is if all 3 federal regulators - OCC, FDIC, & Federal Reserve - had agreed.
