I would make the check out to both of them and let them figure it out as I assume the lease agreement did not have who was responsible by percentage.

We had to 'pierce the veil' and have an underlying partnership agreement, bank account in the partnership name rather than Land Trust name, but it did work out to open an operating account for each property.

The property manager should provide a copy of the existing lease agreement, rent roll, other related documents, and notify the tenants of a change in management.You should also be aware of any specifics outlined in the lease for your tenant's situation (e.g., pets).How should the contract be handled moving forward?

As mentioned above there are sensors that can help, and strong verbiage in a rental agreement should help mitigate it, though not 100%.
