@Peter Bowen Great input, i have been trying for years to pencil the numbers on a multi's to make money even close to my singles, i think one of my hold backs is my own risk tolerance/debt adversity,  and I will not do partners, so its me and my wife. i currently am  running 23% debt on $1.1MM portfolio, and have set an internal cap of 40% I know this goes against most common belief, but its what i am comfortable with.

@Ray Thorsen see the link below because if you deny them based on information in the credit report you may need to send an adverse action letter:https://www.ftc.gov/tips-advice/business-center/gu...That may not be necessary if you simply let the other people know someone else was accepted though.

Not leveraging your current home (soon to be vacation rental) will allow both better cash flow in the future and less financial strain when the house doesn't rent during the off-season.I personally wouldn't leverage that place, but I'm a little more risk adverse than others.

If and when you have received a copy of the survey, you will be able to determine whether or not this is an encroachment (your building over the lot line) or an adverse encroachment (the adjacent property over and onto your property).

DO NOT ACCEPT MONEY = BEST PRACTICE.Health can be a consideration (I have seen it personally with my own properties) but it would have to be debilitating condition involving health and family services or some other agency to have any adverse impact on the overall posture of the proceedings.The entrance of a judgment and/or order of possession does not depend on his presence.
