I've heard they will be going up soon (prob after election).

I am my condo Board President, and we are about 1/3 rented out.  

Likely they will stay below 5% for the next 12 months and depending on the Presidential election and who gets elected, they could stay below 5% for considerably longer.Eventually in 4-8 years, they will be back to 6-6.5% which is where the financial system hums right along.

Finally, I was a president of my 5 unit townhouse/condo in roger park, and it was very interesting in how we had to raise our HOA fees in order to meet capital expenditures...it seemed like when our toilets crashed or went away to toilet heaven, all of the others did too.

We may elect to waive some default and contract interest to expedite the return of principal to investors.
