First step would be to pound the books and podcasts.

I was driving with my business partner, looking in a 55 and older community, when we saw an older man pounding a For Sale By Owner sign in a yard.  

I could save $3K if I don't add CAC but it seems pennywise & pound foolish to leave out CAC while I'm doing this! 

If there are, then I would address them..if this is a real concern for the health of your property, then fix the real issue...drainage, foundation...... damaging the interior due to mud/dirt etc....then fix it....if its 99% cosmetic, then hell noOtherwise the tenant can go pound sand......they rented it "as is" with full disclosure and acceptance of the property...Don't like it?.....

So many, where to start....The most recent(about two years ago) had plastic tub half filled with cat poop...yeah about 30-40 pounds of cat poop...scooped it right out of the litter box and into this tub, she just never emptied this tub.

Personally I'd tell him to pound sand.

Over the last few years he has been grooming me to take over the operation and not just another guy pounding nails.
