We rented out home in Vegas as fully furnished. and where shocked to see rents at double or more standard rent.. furnishing nice but not over the top.. been very good on that end plus with rents that high the quality of the tennants is very good.. can easily self manage..

A few general tips - look for markets with strong economic growth - job growth, population growth, network with other investors in your area and check which states they are investing in, for out-of-state investing - work with someone who has your best interests at heart and is also an investor who can easily plug you in with their network (GCs, lenders, PMs).

I like them both, in general, but the best way to find a town to invest in outside of where you live if it's not affordable and if you don't want to be withing driving distance easily (recommended) is to make two lists:1. every town you have ever lived in or visited for more than a month2. every town your closest friends and family live (the ones you like)Then you take those two lists and see where they overlap with the data or lists you are using.
