My husband and I plan to begin our first direct mail campaign   I would strongly suggest you do not do DMM.Look into PPC/Facebook ads.There is a reason Nike, Apple Samsung, don't touch CC, D4$, DMM, Bandit signs.Look into other marketing venues, and then try to come up with reasons why any and all are bad.If you can't come up with a reason , then that is one you need to consider.There is nothing OK with DMM.

It has a good base of restaurants, bars, music venues, etc. that attract young professionals looking for something different than Uptown.

Depending on the updated Albemarle county homestay rules (I haven't checked them recently) and its location in proximity to the vineyards and wedding venues, you may want to look into an STR for the top level.

I started building an event venue in late 2016 (coworking, staff events, weddings, birthday parties, etc). 

They just need to pay for their own beer and food :-)It's also super helpful if they can actually indicate on the event page I posed if they are coming, this way when I show up at the venue, or need to look for an alternate venue in the event of inclement weather, I know roughly speaking how many people to expect. 

I am considering renting a property through AirBNB and would like some input on the Pros & Cons of renting through this type of venue.

In 32221 alone, GE oil and Gas manufacturing gas appliances, Jinko Solar, Bridgestone tires, Wayfair is building 1 million sq ft facility, LNG Eagle clean fuel manufacturing, CTSINTERNATIONAL  Logistics Solutions Group.Industry West FurnishingsCecil Commerce center, FSCJ Cecil Campus College, Equestrian Center is also a large venue for concerts and what not. 2000 acres of Normandy are being rezoned to a much higher density, 5000 roofson  ,a 3.2 mi stretch of Nornandy blvd. 1139 new apartments were approved Normandy west in 32221as well.
