Hey Carlo, a seasoned PM or any PMC (should) come ready to manage your property with their own software (like RentRedi) but if you chose to provide said software, that would be up to you!

Any recommendations on software or systems to use for one rental? 

I've researching which software application to use to help me grow my SFR portfolio.

I’m a few years out of college and working as a software engineer in Indianapolis.

I agree with a lot of the advice already given (i.e. legal lease agreement, maintenance team, etc) i would HIGHLY recommend utilizing a property management software to run everything through.

But once your property is ready to be listed, find a good property management software that has all the features you need - Listing Syndication, Tenant Screening, Lease Signing, Rent Collection, etc; and you should be able to have a much better work-life balance.

We receive the monthly owner statements from AppFolio (and every other PM software) and manually "translate" those into QBO via a JE.

I have a business mentor, a technical mentor (for using software programs most effectively), and one on one support for SEO. 

Does anyone have experience using Buildium as their self storage software?
