It does really offer a lot.On the other hand, I can't imagine being new and trying to learn to wholesale while at the same time trying to learn a system like this. 

Imagine a home “the market” thinks is worth $100k.

However, if the seller is giving you a credit they might lend off the price net of that credit.As for the balloon payment that shouldn't be a problem if you sell the home, which I imagine is the end goal?

If a smaller city like Allentown is overpriced....I'd imagine Philly (a much bigger city) would also be overpriced, at least in the desirable areas. 

Our experience is with STR, but I imagine I would do it similarly for LTR.

I imagine this situation works best when buying from another investor who is looking to offload their properties but still have monthly income coming in.

Imagine having to create a page for every city you want to rank for. 

Imagine if you want to apply to work for large company and you are not using your own name with the same reason that you are afraid someone would threaten you , it's the same concept.

So when I get clients that tell me that they want to have passive income but also want to buy an STR that cash-flows right away or to BRRR while not doing anything themselves, I just pour myself a drink, lol.

I imagine most buyers who request the seller cover their buyer broker fee are those that can't really afford to pay it so wouldn't be able to pay an appraisal gap.
