We have a great interest rate, which is what is making us want to hold on to it, but it just might not be worth it when we can use the equity to get us in a better position. 

I stick with boring buy and hold, but in another state where the numbers do work.

Since you’re already networking and have some good realtor contacts, focus on narrowing down your investment strategy (like buy-and-hold or house hacking) and target markets with solid cash flow potential.

Should I hold my breath?

Knowing the average bP buy and hold investor this type of information would be for advanced investors that deal in the back end of real estate not the front end like most who just want to buy a house for under market rehab refi rent or flip. 

I'm not sure if that would hold in your area though.
